Challenge: Create an engaging, portable display for vacant commercial tenancies that

people are drawn to — and can be moved between locations

The brief

AMP Capital manages one of Australia's largest portfolios of industrial and commercial property — roughly $7.5 billion in assets spread across Australia and New Zealand at the time of this project. A recurring challenge with that scale of portfolio is presenting vacant properties to prospective tenants. Many of these spaces are large, open, unfurnished, and without a focal point.

The brief was to design something that solved this problem in a distinctive way: an eye-catching interactive display that would draw people in, create a comfortable meeting environment, and give a property manager and prospective tenant somewhere to stand together and review information about the property. The unit also needed to be fully portable so it could move between tenancies as they became available or were leased, and visually suitable to work in spaces as different as a warehouse floor and a CBD office complex.

Exploring the concept

The team worked through a range of directions during the concept phase — modular signage panels, double-sided self-service information terminals, different forms of meeting hub. One thread ran through all of them: lighting. In a large, open, unmarked space, light is what creates a destination. Without it, even a well-designed piece of furniture can disappear into the background.

The portable conference table format emerged as the most versatile option. It offered a physical surface where two or more people could stand or sit together, which matched how these property conversations actually happen. It incorporated a display large enough to show plans, imagery, and video. And it was scalable to the kind of varied spaces in AMP Capital's portfolio.

Structure and portability

The table is built on an MDF frame with a gloss white 2-pack polyurethane coating — durable, clean, and appropriate for a premium commercial context. The frame separates into three main pieces: back board, tabletop, and base. This makes it manageable for a two-person team to disassemble, move, and reassemble in a new location without specialist equipment.

The product was designed for disassembly and re-assembly from the start. Getting it right meant thinking carefully about how the connection points work and how to make assembly repeatable without requiring precise alignment or skilled technicians on site.

Display and connectivity

The back board carries a 32" LCD screen. The tabletop includes female USB and HDMI ports so external content can be displayed on the screen directly — useful when a property manager wants to walk a client through specific plans or marketing material they've brought on a laptop or drive.

There's also a magnetic pin board on the rear face, which gives the unit a secondary display surface for printed promotional material. Practical and flexible.

LED illumination

Blue LED illumination runs around the edges of the table. This was a consistent element across all concepts during development, and it survived into the final product for good reason: it draws the eye across a large space in a way that good furniture design cannot do on its own.

Hardware and media player

The rear hardware compartment houses the media player, wireless modem, and lighting controls. This keeps the front and table surfaces uncluttered and gives a technician a defined place to manage the electronics.

The raised laser cut acrylic AMP Capital logo on the back board sits proud of the surface — a detail that reads well in photographs but is even better in person.

Stainless steel kick strips

All exposed surfaces are finished with SS kick strips. In a context where the unit might be installed on bare concrete floors in a partially finished tenancy, or in a carpeted CBD lobby, these protect the lower edges from trolleys, cleaning equipment, and general contact.

Why this approach worked

The challenge with designing for vacant commercial space is that the product has to justify its cost across multiple uses in multiple locations. A one-off display for a single tenancy is a sunk cost. A product that moves is an asset.

Getting that right required the design to be genuinely portable without being compromised. The three-piece disassembly system, the size of the individual components, the finish choices — all of these were constrained by the need for the product to travel well and reassemble cleanly each time.

It also needed to look like it belonged in premium commercial space, not like a trade show display. The material choices, the LED lighting, and the clean, uncluttered surfaces all contribute to that.
